ROOF REPLACEMENT

Roof Replacement in Springdale and Northwest Arkansas

Full tear-off and new roof, color matched to your brick, finished with a walk-around.

Chapter 01

What fails first on an Ozarks roof

Most roofs in Springdale and across Northwest Arkansas do not fail all at once. They wear out in a particular order. Granules wash off the shingles and collect in the gutters and at the foot of the downspouts, and the bare surface underneath ages faster in the sun. Then tabs begin to lift, usually after hail or a hard wind, and a lifted tab lets water work under the course above it. Last to go is the decking, which turns soft where water has sat long enough. A roof that has reached soft decking is a replacement, not a repair.

Hail is the usual trigger around here. A storm can leave a roof that looks fine from the driveway and still have bruised shingles and lifted tabs once someone climbs up to look, which is why the yard signs on JAD Homes jobs read Storm Damage? Free Roof Inspections. If you are wondering whether your roof has reached that point, call (479) 640-1444. Jordan or the office will set a time to look at it, and the estimate for a full replacement costs you nothing.

How a JAD tear-off runs

A replacement starts with the old roof coming off, all the way down to the deck. Nothing new goes over a surface nobody has looked at. Once the deck is bare it gets checked section by section, and anything soft or damaged is replaced before a single new piece of roofing goes down. Underlayment follows, then the shingles, working up to the ridge, with flashing set at the chimneys, walls, vents and valleys, the places where water tries to get in first.

Color is part of the job, not an afterthought. Troy Torgerson wrote that Jordan helped his family pick a color that matches their brick, and Holiday Island Presbyterian Church credits JAD Homes with choosing roof tiles that look right on the building and with its landscaping. Bring your brick, your siding and your doubts to the estimate. Picking a shingle on a small sample under a showroom light is one thing, and seeing it against your own house is another, so that conversation happens on site in Springdale or wherever your home is.

Chapter 03

The walk-around before the invoice

The job is not done when the last shingle goes down. Jordan comes back out to look over the finished roof with you, and the invoice waits until you are satisfied. David Lensing described it in his Google review: everything was complete in the times Jordan said it would be, and he made sure they were happy with everything before finalizing the invoice. That is the standard to hold any roofer to, and it is the one customers say this company meets.

A replacement also touches the inside of a building. After the roof and steeple work at Holiday Island Presbyterian Church, JAD Homes brought in two painters and carpenters to repair and repaint the ceiling and walls of the sanctuary and foyer, because pounding on a roof can disturb what is underneath. On a house, the walk-around is the time to point out anything inside that worries you, a stain on a ceiling or a crack near the garage, so it is looked at before the job is closed out.

“Jordan helped us pick the perfect color that matches our brick and it looks fantastic!” Troy Torgerson, Google review
